The District at Northwood
In 2018, the West Palm Beach Community Redevelopment Agency invited proposals for the purchase or lease and development of a CRA property prominently located in the Northwood Village area of the City of West Palm Beach. The parcel, (commonly referred to “The Anchor Site”) has been assembled for the purpose of selecting a Developer to design and construct a mixed-use development of significant impact and prominence. The City sought a proposal that will maximize the development potential of the site and act as catalyst for additional development, and provide a central location for pedestrian activity and create a “Village Square”. In 2019, the CRA Board chose Immocorp Ventures as the best proposer and the Property Development and Lease Agreement was approved in September 2020.
Immocorp Ventures obtained site plan approval for the project, now called The District at Northwood in 2022. The project will include a multifamily residential complex that will consist of 382 units in three separate buildings. Floorplans will vary between studio, one- and two-bedroom apartments. Each unit will feature quartz countertops, stainless steel appliances, luxury vinyl wood-style plank flooring, and laundry installations. Ten percent (10%) of the units will serve as workforce housing. Community amenities will include ground floor retail, a parking garage with elevator access, co-working spaces with virtual reality capabilities, an indoor/outdoor fitness studio, pickleball courts, a rooftop entertainment complex with poolside cabanas, and an outdoor space featuring a kitchen, dining areas, lawn games, and a pet park.
In addition, the project will include 63,000 square feet of commercial/retail space and offer restaurants, retail options, and entertainment as well as over 12,000 square feet of public open space. The project will provide 522 parking spaces for their tenants and 58 spaces for public use. As part of the project Broadway will be extended from Northwood Road to 23rd Street and Pinewood Avenue will be realigned.
Construction began in February 2024 and is currently underway.
