Broadway is the northern entrance to the City and flows through classic historic neighborhoods. Running parallel with the Intracoastal Waterway and just blocks from marinas, boat builders and related businesses, the Broadway corridor north 45th Street is a great locale for the marine industry.

The CRA kicked off the redrafting of BMUD land development regulations in June 2024. These proposed code changes will assist in attracting quality business opportunities and increasing residential values as well. Multi-family residential development is encouraged along the entire corridor and the redevelopment is directed to create an attractive pedestrian friendly environment. The CRA is developing a “road diet” with FDOT to reconfigure the roadway between 40th and 25th Streets, to create a pedestrian and business friendly thoroughfare with a much higher walkability factor.

In 2014, the CRA’s urban design studio re-wrote the CMUD land development regulations and laid the foundation for increased development opportunities. Approved in the Fall of 2014, the new LDRs allow for more creative architecture, height and building massing, earned by providing developer-sponsored public benefits.

The Currie Corridor is primed and ready to generate exciting and significant new development! The master plan for the district includes large public open spaces, greenways and plazas designed to emphasize view corridors to the Intracoastal Waterway and the activation of the adjacent public park.

The Industrial Park Target Area is one of the last remaining light industrial areas in Palm Beach County and site of the planned CSX/FEC Railroad connector. Along Windsor Avenue, the CRA has invested $1.6 million in streetscape improvements – sidewalks, decorative fencing, landscaping and lighting, smoothing the transition from industrial to residential.

Long term marketing strategies envision the industrial park as a transit-oriented, mixed use area. The CRA-owned “Anchor site”, on the western boundary of Northwood Village, will be designed to accommodate transit-oriented development with a mixture of retail, office and residential uses.

Cultural tourism opportunities exist in the potential development of the Storm of ’28 site at 25th and Tamarind.

Northwood Village Creative Arts District is a funky bohemian “village” comprised of one-of-a-kind shops, galleries, restaurants and cafes. The vision of the undeveloped western “Anchor Site” includes a parking garage and mixed use development that will complement the existing historic feel.

Between 2005 and 2015, the CRA invested $18 million for marketing, private security, landscaping, infrastructure, trash compactors, maintenance; and, in cooperation with FDOT, roadway and streetscape improvements on 24th and 25th Streets.

In 2015, the CRA began the rewrite of the NMUD land development regulations, which has already resulted in increased development activity and real estate sales in the Village itself.

The CRA believes that the Village has been positioned for major growth, and the private sector will be responsible for most of the future investment in Northwood Village and the adjacent Currie corridor.

Predominantly residential, Pleasant City has limited commercial opportunities except along the Dixie corridor. The programs of the CRA have been focused on residential infill and infrastructure improvement. In 2015, the CRA Board authorized the disposition of vacant CRA-owned lots for residential, owner-occupied development.

The CRA has invested $9.1 million in infrastructure and streetscape improvements, including the construction of a buffer wall with fencing and landscaping along the FEC tracks, from 17th Street to 25th Street, as well as the infrastructure for Merry Place. The successful Plant, Paint and Pave program continues.
